Two towns, two councils
Alfreton and South Normanton sit side by side, but they fall under different planning authorities. Alfreton is part of Amber Valley Borough Council; South Normanton comes under Bolsover District Council. Building regulations for both are handled by the Derbyshire Building Control Partnership.
The national permitted development rules are the same either way: up to 3 metres for a single-storey rear extension on a terraced or semi-detached house, 4 metres on a detached one, or 6 and 8 metres through prior approval. Alfreton also has a conservation area, first designated in 1971, and inside it side extensions need planning permission. We know which council we're dealing with before we draw anything.
The houses here
Alfreton was Derbyshire's chief coal mining centre in the eighteenth century, and much of its brick terraced housing dates from the nineteenth, when brick and tile making were local trades too. In South Normanton the miners' terraces sit around Peel Street, South Street and Albert Street, there's post-war council housing along Lansbury Drive, and Broadmeadows and the newer estates have been built since the 1980s.
A terrace usually gains most from a rear or side-return kitchen extension; the newer semis and detached houses tend to have the room for two storeys, or a garage that can become a bedroom or office.

Loft and garage conversions
Not every extra room needs an extension. A loft conversion adds a bedroom or office without using any garden, and a garage conversion is usually the quickest and cheapest way to add a room at ground level. Both still need building regulations approval for insulation, fire safety and stairs, which we handle.
- From £27,500 Velux loft conversion
- £55,000–£85,000 Dormer loft conversion
- £8,000–£15,000 Single garage conversion
- £25,000–£60,000 Single-storey extension
Coal and radon in the ground
Both town centres sit in the Coal Authority's development high-risk area; around Alfreton the coal seams were once so close to the surface that they were ploughed up. A householder planning application doesn't need a formal coal mining risk assessment, but we check the mining report for your address before the foundations are designed.
Radon differs between the two: the maximum potential is 5 to 10 per cent around Alfreton, which can mean a radon membrane in a new extension floor, but under 1 per cent around South Normanton. Building control confirms what applies to your house, and it's priced in from the start.
One team, start to finish
We bring every trade together, from groundworks to flooring, under one project manager and one guarantee. That includes the rooms around the new space: kitchens, bathrooms and complete home renovations. Finance is available, subject to status.
Alfreton and South Normanton questions
Which council deals with planning in South Normanton?
Bolsover District Council. Alfreton is under Amber Valley Borough Council. Building regulations for both go through the Derbyshire Building Control Partnership.
Do I need planning permission for a garage conversion?
Usually not, if the work is internal and the garage is part of the house, although some estates have conditions removing that right. You'll still need building regulations approval. We check both before quoting.
Will a new extension in Alfreton need a radon membrane?
It may. The maximum radon potential around Alfreton is 5 to 10 per cent, and BRE guidance covers extensions in affected areas. Around South Normanton it's under 1 per cent. Building control confirms what's needed for your address.
What can a garage conversion be used for?
Most often a bedroom, home office, gym or playroom. It needs insulating, a proper floor and usually a window where the door was, all signed off by building control, but it adds a room without any building outside.
Do you cover Broadmeadows and the rest of South Normanton?
Yes. We work across Alfreton and South Normanton, including Broadmeadows and the newer estates.
