End-to-end project management, with the trades in-house

Most building projects that go wrong do it in the gaps between trades. One firm finishes late, the next can’t start, and when something isn’t right, each points at the other while the programme slips.

Derbyshire Specialists Group avoids that by bringing the trades into its own team and putting one project manager in charge of the whole job. The same team plans the work, books each stage in the right order and is answerable for the finished result, whether that’s a whole-house renovation, an extension, or a shop or office refit.

Who we manage projects for

  • Homeowners

Whole-house renovations, extensions with the rest of the house updated at the same time, and conversions that touch several rooms.

    Home renovations
  • Landlords and investors

Refurbishing between tenancies or preparing a property to let or sell, where the timescale and the budget are both tight.

  • Businesses

Office fit-outs, shop and salon refits, and changes of use, phased around trading so the business keeps running.

    Commercial refurbishment

How a managed project runs

  1. Free consultation We look at the property and talk through what you want to achieve, the budget and any deadlines.
  2. Scope and quote An itemised quote, a programme and a clear list of what’s included.
  3. Approvals Planning, building regulations and party wall notices settled before a start date.
  4. On site Our trades work in sequence under one project manager, with regular updates.
  5. Handover Snagging, certificates and a final walk-round with you.

Keeping to time and budget

Three things make the difference. The quote is itemised, so you can see where the money goes. The programme puts the trades in order, so the first fix of plumbing and electrics happens before plastering and the floors go down last, and nothing has to be undone. Any change, whether you ask for it or the building springs a surprise, is agreed with you before the work goes ahead. Finance is available on home projects, subject to status.

Project management questions

What does end-to-end project management mean?

It means we run the whole job: the survey and scope, the quote and programme, the approvals, every trade on site in the right order, and the snagging and handover at the end. You deal with one project manager and pay one company.

Can you work with my architect or designer?

Yes. We can work from your architect's or designer's drawings, or plan the layout with you on simpler jobs. Either way, we turn the design into a priced scope and a programme before work starts.

Do you manage commercial projects as well as homes?

Yes. We manage renovations, extensions and conversions for homeowners and landlords, and refurbishments and fit-outs for offices, shops, salons and other businesses.

What happens if something unexpected turns up?

Older buildings can hide problems once floors and walls are opened up. If something turns up, we show you, explain the options and agree any change in cost before the work goes ahead, so there are no surprises on the final invoice.
